Let’s talk about one of the biggest stressors I see with homeowners:👉 “We want to buy… but we can’t sell until we buy… but we can’t buy until we sell…”
I always tell my clients my goal is NOT to make you homeless and with over 15 years of real esate experience I have never left a client homeless between the domino effect of selling and buying forward.
And honestly? It’s a valid concern. Because unless you’ve got a spare few hundred thousand sitting around (must be nice), timing this wrong can feel like jumping out of a plane and hoping the parachute opens eventually. That's where Super Hero Janna comes to the rescue!
But here’s the part most people don’t realize: There’s a strategy to this. Actually, several. And this is where having someone who plays chess (that's me!) —not checkers—really matters.
The Real Fear Behind “Buying Before Selling”
It’s not just logistics. It’s this:
“What if we can’t find anything we love?”
“What if our house doesn’t sell fast enough?”
“What if we’re stuck paying two mortgages?”
“What if we have to settle… or worse, move twice?”
Totally fair. No one wants to end up couch-surfing with their in-laws or panic-buying something with “great potential” (translation: full renovation and a prayer).
What I Tell My Clients (Every Single Time)
You don’t wing this. You build a plan that gives you options and leverage.
Because here’s the truth:The market doesn’t reward panic. It rewards preparation.
Strategy #1: Sell with a Safety Net (a.k.a. Rent-Back Magic)
One of my favorite moves.
We get your home under contract with terms that allow you to stay after closing—sometimes 30, 45, even 60 days.
Translation:💰 You have your equity in hand🏡 You’re not homeless🛍️ You can shop like a cash buyer (which sellers LOVE)
It’s like unlocking VIP mode in real estate.
Strategy #2: Buy First (But Do It Smart)
Yes, it’s possible. No, it’s not reckless—if done right.
Options here can include:
Bridge loans
HELOCs
Cross-collateralizing equity
This is where my “I have a guy for everything” comes in. Lenders, strategists, creative financing—we build a plan that fits your risk tolerance, not some cookie-cutter advice from Google.
Strategy #3: Off-Market + Pre-Market Hunting
This is my secret sauce.
While your home is getting ready to hit the market, I’m already working my network—agents, past clients, local connections—to find opportunities before they hit Zillow with 47 offers and a bidding war that makes you question humanity.
This gives you a head start most buyers don’t have.
Strategy #4: Timing the Market (Without Trying to “Time the Market”)
Hot take: You don’t need perfect timing. You need controlled timing.
We look at:
Current inventory trends in Vacaville + surrounding areas
Buyer demand (aka how fast your home will likely move)
Where your price point sits in the feeding frenzy hierarchy
Then we map out a timeline that minimizes overlap and maximizes negotiating power.

They think they need to have it all figured out before reaching out… when really, the entire point of me is to help you figure it out.
